Source: Bay East / Paragon MLS closed sales for ZIP 94539, July 2025 to July 2026, compared against the twelve months before that. Single-family means detached; condo / townhome means attached. These are medians for the whole ZIP code, not for the neighborhood alone, because the MLS does not carry a neighborhood field. Medians move with the mix of homes that happened to sell and are not the change in value of any one home. Verify specifics for any individual property.

Schools

Weibel feeds Irvington High, not Mission San Jose

This is the single most misreported fact in Fremont real estate copy, so it is worth stating plainly. The chain is Weibel Elementary, then Horner Middle School, then Irvington High School.

The confusion is geographic and understandable. Weibel’s northern boundary is the southern boundary of the Mission San Jose attendance area. The two areas share a line. A Weibel-area home can be one street from a Mission San Jose-area home and be in a different high school.

On the most recent state CAASPP results, Irvington High recorded 82.7% of eleventh graders meeting or exceeding standard in English and 74.0% in mathematics. Strong numbers by any normal standard. They are not Mission San Jose’s numbers, and a listing that implies otherwise is describing a school the home is not assigned to.

Verified August 18, 2026 against the Fremont Unified School District attendance-boundary maps and FUSD’s own school descriptions. Attendance areas can change, and FUSD notes that students “may be placed outside their home school based on availability,” while immersion and magnet programs follow their own rules. Confirm your specific address with FUSD’s official school locator before relying on any school assignment. Bela Realty does not guarantee school placement.

Why it matters to the price

If you are buying, this is leverage. If you are selling, it is exposure.

Buyers pay a measurable premium for the Mission San Jose attendance area. When a Weibel-area home is marketed loosely as “94539” or “Mission San Jose area,” two things can happen, and neither is good. A buyer overpays for an assignment the home does not carry and finds out at registration. Or the buyer catches it, loses confidence in everything else in the listing, and walks.

The honest version is a better sale anyway. Weibel is a strong Irvington-area neighborhood of larger homes on the southeastern edge of the city, priced below the Mission San Jose hillside addresses it borders, and that is a real value argument that survives scrutiny.

Across ZIP 94539, single-family homes closed at a median of $2,400,000 over the last twelve months, down 2.1% year over year, in a median 13 days at 102.6% of asking price. That ZIP figure blends both attendance areas, which is exactly why the boundary is worth checking address by address.

Questions we get

Answered

Does Weibel Elementary feed Mission San Jose High School?

No. Weibel Elementary feeds Horner Middle School and then Irvington High School. Weibel shares a boundary line with the Mission San Jose attendance area, which is why the two are often confused, but it is outside it. Only Chadbourne, Gomes, Mission San Jose Elementary and Mission Valley feed Mission San Jose High.

Is Weibel in 94539?

Yes, and that is part of the confusion. ZIP 94539 contains parts of the Mission San Jose, Irvington and Kennedy high school attendance areas. A 94539 address does not tell you the school assignment.

How good is Irvington High School?

On the most recent state CAASPP results, Irvington High recorded 82.7% of eleventh graders meeting or exceeding standard in English and 74.0% in mathematics.

What do homes cost in Weibel?

Across ZIP 94539, the single-family median was $2,400,000 over the twelve months to July 2026, down 2.1% year over year. Weibel-area homes generally price below the Mission San Jose hillside addresses they border.
