Which Tri-Valley City Has the Best Schools: Pleasanton, Dublin, San Ramon, or Livermore?

Short answer: on district-wide numbers, three of the four sit close together, and the fourth is the most affordable of the group.

What the 2025 state tests show

The top three are within about two points of each other. Treating that spread as a ranking is a stretch.

Ratings, graduation, and size

Niche's 2026 rankings give Pleasanton Unified an A+ and 17th in California, San Ramon Valley 28th, Dublin an A+ and 42nd, and Livermore Valley an A and 98th. Four-year graduation rates run roughly 96 to 97 percent at all four, per Public School Review.

Size differs. San Ramon Valley Unified serves close to 30,000 students across Danville and San Ramon. Pleasanton, Dublin, and Livermore each enroll roughly 13,000.

The trade-offs a buyer actually faces

Price tracks ratings. In mid-2026, Zillow's home value index was about $1.60 million in Pleasanton and about $1.11 million in Livermore, with Dublin and San Ramon in between. Livermore is the lowest-cost way into a Tri-Valley district graduating 96 percent of its students.

Dublin has grown fast and has newer campuses. Many newer East Dublin neighborhoods sit inside Mello-Roos districts, which add a special tax on top of the base property tax, often for 20 to 40 years. Get the exact annual figure before you write an offer.

San Ramon Valley Unified spans two cities, so San Ramon and Danville share a district but not the same campuses.

A caution about ratings

District ratings correlate heavily with household income. In San Ramon Valley in 2025, about 82 percent of students not classified as economically disadvantaged met the English standard, compared with about 60 percent of those who were. Livermore shows the same pattern. A rating tells you a good deal about who enrolls and less about what a given school will do for one particular student.

Attendance boundaries are address-specific and they change as enrollment shifts. Verify the assignment with the district office for the exact address, not from a listing or a school-finder map.
