For a certain kind of buyer, usually one optimizing for schools, San Ramon is one of the strongest answers in the East Bay. It also comes with a specific set of tradeoffs. Here is the honest picture.
Start with what San Ramon is famous for. The San Ramon Valley Unified School District carries an A+ rating from Niche, its schools have collected Distinguished School and Blue Ribbon honors dozens of times, and Dougherty Valley High and California High rank among the top public high schools in the state.
The lifestyle is planned-community polished: newer housing stock, Bishop Ranch and City Center for work and shopping, well-kept parks and trails, and the Iron Horse Trail running through town. If you want charming and historic, look at Pleasanton or Livermore; San Ramon's appeal is that everything works.
Now the costs. The citywide median sale price was about $1.4 million in mid-2026, but that blends two different markets: single-family homes run around $1.8 million while townhomes cluster near $1.2 million, which makes townhomes the practical entry point for many buyers. On top of the price, parts of newer areas like Dougherty Valley and Gale Ranch carry HOA dues and supplemental levies on the tax bill, so always read the full tax bill and HOA documents on a specific property rather than assuming the base rate.
The other honest tradeoffs: no BART station in town (Dublin/Pleasanton is the closest), so commutes lean on I-680 and the 580 interchange, which are as congested as you have heard. And some buyers find the master-planned uniformity sterile. That is a taste question, not a flaw.
One geography note, since this blog covers the Tri-Valley: San Ramon sits in Contra Costa County at the northern edge of the Tri-Valley, and shoppers here almost always cross-shop Dublin and Pleasanton. The three trade off school pedigree, commute, housing age, and price in slightly different ways.
