One of the most common Tri-Valley questions I hear is some version of: "Where does my budget go furthest, Dublin, Pleasanton, or Livermore?" The three cities sit close together but price differently, largely because of home age, lot size, and school districts.
Here's the recent lay of the land. Pleasanton generally sits at the top; recent figures have ranged widely by month, from a median near $1.5M to reports closer to $1.9M, reflecting how much a few high-end sales (Ruby Hill and similar) can swing the number. Dublin's recent median has been around $1.3M-$1.55M depending on whether you look at closed sales or active inventory, at roughly $700+ per square foot. Livermore is typically the most accessible of the three, with a median around $1.0M-$1.1M (one report showed sub-$1M in a given month).
The pattern is fairly consistent: Livermore stretches a budget furthest on square footage; Pleasanton commands the premium; Dublin sits in between and leans on newer construction.
Schools are the other big lever, and they're worth understanding before you fixate on price alone:
A caution on the numbers: Tri-Valley medians bounce month to month because inventory is limited and the price range within each city is wide. A citywide median tells you very little about a specific home; a $1.1M Livermore figure and a $1.9M Pleasanton figure are partly comparing different housing stock, not just different cities.
The practical approach is to fix your must-haves (school assignment, commute, single-story vs. two-story, lot) and then compare real listings across all three, rather than deciding on a city by its median.
