There's no single magic number here, but the honest range is sobering: most 2025–2026 estimates put the income needed to buy a median-priced San Jose home somewhere between roughly $380,000 and $460,000 a year. The spread is wide because the answer depends entirely on the assumptions.
Where those figures come from: the median San Jose home is around $1.45 million. One widely cited Q4 2025 analysis pegged the required income at about $458,500, the highest of any major U.S. city studied. Another calculation, using the common 28% front-end guideline (housing costs at no more than 28% of gross income), landed closer to $379,000. A third estimate for a median single-family home came in around $426,000. All three are "correct." They just use different down payments, rates, and how much of your income they assume goes to housing.
That's the key insight: the number isn't fixed, it's driven by your inputs. Three levers move it the most:
1. Down payment. These estimates typically assume 20% down. On a $1.45M home, that's about $290,000 up front. Put down more and the income required drops; put down less and it rises (and you may add mortgage insurance). 2. Mortgage rate. Because the loan is so large, even a small rate change swings the monthly payment and the income needed meaningfully. 3. Your other debts. Lenders look at total debt, not just the mortgage. Car loans and student loans reduce how much home your income supports.
For perspective on why San Jose feels so stretched: the area's median household income is around $126,000, well under a third of what buying a median home is estimated to require. That gap is the affordability story in one line, and it's why many buyers here rely on dual incomes, larger down payments from equity or family, or start with a condo or townhome rather than a detached house.
A practical note: property taxes add to the monthly figure too. Under Prop 13 the base is 1% of assessed value, and effective rates in Santa Clara County typically run a bit higher with bonds and assessments, worth building into any estimate.
