San Jose remains one of the faster-moving markets in the country, but "fast" needs context. The pace depends on property type, price, and the season, and the headline numbers move month to month.
The recent numbers. As of spring 2026, Redfin reported that homes in San Jose sold in roughly 13 days on average, received about three offers, and closed around 3% above list price, with a median sale price near $1.5M. Countywide data tells a similar story with more detail: single-family homes took about 18 days to sell in a recent month while condos took closer to 31 days, and the sale-to-list ratio ran a few points above 100% for houses and just above 100% for condos. In plain terms, well-prepared single-family homes are still selling quickly and often slightly over asking, while condos move noticeably slower.
Read "days on market" carefully. This figure measures the time from listing to accepting an offer, not to closing. Escrow then typically adds a few more weeks. So a home that "sells in 13 days" usually closes about a month to six weeks after it first hits the market.
Season matters a lot. Spring, roughly March through June, is the fastest and most competitive window in San Jose, which is exactly when these numbers were measured. Heading into fall and winter, days on market tend to lengthen and the over-asking premium usually thins. A 13-day average in May is not the same market you will find in November.
Why the pace stays quick. The short version is supply. Santa Clara County continues to see limited inventory relative to the number of qualified buyers, and Prop 13 gives many long-time owners a reason to stay put rather than sell, which keeps listings scarce. Tight supply is what keeps well-priced, move-in-ready homes selling fast even when overall prices are flat or slightly down year over year.
What it means for you. If you are buying, expect to move decisively on strong single-family listings, especially in spring, and expect less pressure on condos and on homes that have sat for a few weeks. If you are selling, condition and pricing still drive speed. The fastest sales go to homes that show well and are priced to the recent comparable sales, not above them.
A quick caution on all of this: these are trailing, single-month figures and they bounce around, so use them as a general read on conditions rather than a precise gauge.
