If you want the short version: the Sacramento market in mid 2026 is steady, not frantic. Prices are close to flat year over year, homes still sell reasonably fast, and inventory has loosened just enough to give buyers a little breathing room. Here is what the numbers say.
Median price. As of June 2026, Redfin puts the Sacramento County median sale price around $538,000 over the trailing three months, up roughly 0.4 percent from a year earlier. Within the city of Sacramento itself, Houzeo tracks the median closer to $500,000 and essentially flat year over year. The exact figure depends on whether you are looking at the city or the county, but the direction is the same: prices are holding, not spiking.
Price direction. The double digit jumps of 2021 and 2022 are gone. What we have now is low single digit movement, and depending on the month and the source, some readings dip slightly negative. Practically, that means neither side has a runaway advantage on price.
Inventory. Supply sits in the neighborhood of 2.3 to 2.4 months, according to Houzeo and the Sacramento Association of REALTORS. A balanced market is usually described as four to six months, so Sacramento still tilts toward sellers on inventory alone. But 2.3 months is a lot more choice than buyers had two years ago.
Days on market. Recent readings show homes going pending in the mid 20s of days. Earlier in 2026, January figures from the Sacramento Association of REALTORS ran closer to 47 days, which reflects normal seasonal slowdown. Well priced, move in ready homes still move quickly. Overpriced or dated ones sit.
Who has the edge. This is closer to a balanced market than the frenzy of a few years ago. Sellers still benefit from thin inventory, but buyers are no longer forced into no contingency, over asking bidding wars overnight. Mortgage rates in the high 6 to low 7 percent range remain the biggest factor on both sides.
