What Is the Sacramento Real Estate Forecast for 2026?

People search for real estate forecasts hoping for certainty. I will give you the forecasts, but first the disclaimer this blog always carries: nobody reliably predicts housing prices, including the institutions below. Treat forecasts as informed guesses about direction, not promises about numbers.

Where things stand first. As of mid-2026, Zillow puts the typical Sacramento city home value at about $483,000, down roughly 2 percent over the past year, with the broader Sacramento metro area typically valued in the $560,000 to $575,000 range. After the wild swings of 2020 to 2022, the last few years here have been mostly sideways: modest declines, then stabilization.

Now the forecasts. Zillow's economists expect the national housing market to warm modestly in 2026, projecting around 1.2 percent home-value growth for the year and about 4.26 million existing-home sales, a 4.3 percent increase, as improved affordability pulls buyers back in. Local Sacramento projections from lenders and market watchers mostly cluster in the 2 to 4 percent appreciation range for 2026, generally assuming mortgage rates hold in the low-to-mid 6 percent range and the economy avoids a shock.

Notice what all of these have in common: small numbers. Nobody credible is forecasting either a boom or a crash for Sacramento in 2026. The consensus picture is a market drifting slightly upward, with more transactions than last year and prices moving less in a year than a single rate change moves your monthly payment.

That last point is the practical takeaway. If the consensus is right, waiting a year might cost or save you 2 or 3 percent on price, while a half-point move in mortgage rates, which no forecaster can call, would matter more to your payment. So the forecast worth acting on is your own: how long you will stay, what payment you can carry comfortably at today's rates, and whether a home you actually want is available. A market this flat punishes neither patience nor action; it mostly rewards buying the right house at a defensible price.
