"Affordable" is a relative word on the Peninsula, where the San Mateo County median sat around $1.8M in spring 2026 (Redfin). So the honest framing is this: a handful of cities sit meaningfully below that county median, but almost everything here is still seven figures. If your goal is to stretch a Peninsula budget as far as it will go, these are the places to look first.
The consistently lowest-priced cities. Based on recent Redfin figures, the most affordable tier clusters roughly $1.1M to $1.4M:
Daly City and East Palo Alto tend to show the lowest citywide medians, both in the low $1.1M range in early 2026. South San Francisco has been running around $1.3M, and Pacifica and San Bruno sit close behind, generally in the $1.28M to $1.4M range depending on the month and whether you are looking at condos or single-family homes. All of these are well under the county's $1.8M median, which is the whole point.
Why these, and what you trade. These cities are more affordable for real reasons: smaller lots or homes, older housing stock, coastal fog in Pacifica, or a location a little farther from the job centers of Palo Alto and Menlo Park. Each has genuine appeal too. Daly City and South San Francisco offer quick access to San Francisco and BART. Pacifica trades some convenience for the coast. San Bruno sits central to the whole Peninsula. What is "worth it" depends entirely on your commute and priorities, not on price alone.
A real caution on the numbers. City-level medians on the Peninsula are noisy. Each city sells a relatively small number of homes each month, so a single month's median can swing several percent up or down just based on which homes happened to close, not because values actually moved. Treat any one figure here as directional. When you get serious about a specific city, the number that matters is recent comparable sales for the type of home you want, in the neighborhood you want, not the citywide average.
One more point worth saying plainly: "most affordable on the Peninsula" still usually means a budget around or above $1.1M to $1.4M. If that is a stretch, it is worth comparing honestly against nearby options and against renting, rather than forcing a purchase.
