Halfway through 2026, the Marin County market looks tight and competitive, though the picture depends heavily on which numbers you read and which town you are looking at.
Start with price. In the second quarter of 2026, the median single-family home sold for about $1,865,000, up from roughly $1,802,508 in the same quarter of 2025. Redfin, which tracks all property types including condos, puts the countywide median closer to $1.4 million and essentially flat year over year, down a fraction of a percent, with price per square foot around $770 and slightly higher than a year ago. Both readings can be true at once: the mix of what sells in any given month moves the headline number.
Inventory is the tighter story. Marin has been running near a month and a half of supply through 2026, where six months is generally considered balanced. That shortage keeps this a seller's market. More than half of single-family homes sold above their asking price in the second quarter, and sellers received an average of about 104.7 percent of list.
Speed follows inventory. Well-priced single-family homes moved in a median of roughly 13 days in the second quarter, faster than the 17 days seen a year earlier. Redfin's broader, all-property average sits closer to 35 days, which reflects a real split in the market.
That split matters more than any single average. Homes that sold within about a month closed near 105 percent of their original asking price. Homes that lingered past 120 days closed near 84 percent. On a typical Marin listing priced around $1,795,000, that gap works out to more than $380,000. Pricing and presentation are doing a lot of the work right now.
Conditions also vary by town. Central and southern Marin markets like Mill Valley, Larkspur, and Corte Madera tend to draw the most competition, while parts of West Marin and some higher price tiers move more slowly. A countywide median can hide both.
