How Much Does a Home Cost in Marin County?

The countywide answer: the median single-family home in Marin has been selling for roughly $1.8 million to $1.9 million in 2026, with the spring median reported around $1.84 million. Redfin's broader all-property median, which folds in condos and townhomes, has been running closer to $1.4 million. But Marin is really a ladder of distinct town markets, and where you stand on that ladder changes the number by millions.

At the accessible end sits Novato, the county's largest bargain in relative terms, with single-family medians in the spring around $1.37 million and plenty of activity below that. San Rafael, the county's biggest city, generally trades in the $1.2 million to $1.8 million band depending on neighborhood, with Terra Linda and the Canal area at different points of that range.

The middle rungs are the classic commuter towns. Mill Valley typically runs in the low-to-high $2 millions for single-family homes, and Sausalito's medians have been reported around $2.2 million, with view premiums doing a lot of work in both towns. Corte Madera and Larkspur usually land somewhere between the San Rafael and Mill Valley tiers.

At the top are Ross Valley's flagship addresses and the Tiburon Peninsula. Kentfield's spring median came in near $3.8 million, and Tiburon and Belvedere routinely trade from about $3 million to well past $5 million. These markets are small, so a handful of sales can swing the reported median dramatically in either direction; treat any single month's figure for these towns as a rough signal, not a price list.

Two practical notes. First, condos and townhomes are Marin's underrated entry point: they exist in meaningful numbers in Novato, San Rafael, Corte Madera, and Sausalito, often at half the price of the local single-family median. Second, these are medians of what sold, not appraisals of every home; a remodeled home near good schools can outrun its town's median, and an unrenovated one can trail it badly.
