Why is Marin County real estate so expensive?

Marin County home prices consistently rank among the highest in the country, and the "why" comes down to a few durable factors rather than any single cause.

First, the price level itself. Recent data put the Marin median sale price around $1.5M (Redfin, spring 2026), with Zillow's average value estimate near $1.45M. Those are countywide figures; individual towns like Belvedere, Ross, and parts of Mill Valley run substantially higher.

Now the reasons behind it:

1. Very tight supply. Marin has persistently low inventory, recent reports have shown only a couple hundred homes for sale countywide and roughly one to two months of supply. A "balanced" market is generally considered several months of supply, so Marin sits well on the scarce side. Geography and land-use limits (protected open space, hillsides, and long-standing local resistance to dense development) mean relatively little new housing gets built, which keeps existing homes scarce.

2. Strong, affluent demand. A meaningful share of Marin homes still sell over list price, which tells you demand keeps pressing against that limited supply. Much of that demand comes from buyers who can pay Bay Area prices and want Marin's specific lifestyle.

3. Location and lifestyle. Marin combines proximity to San Francisco with open space, coastline, top-rated schools in many districts, and a particular quality of life. That bundle is hard to replicate, and buyers pay a premium for it.

4. The broader Bay Area economy. Marin's prices don't exist in a vacuum, they track a regional economy where high incomes and, more recently, momentum in sectors like AI support buyer purchasing power across the Bay Area.

Put simply: not much supply, plus steady demand from buyers who can pay, in a place people strongly want to live. That's the core of it.

A note of caution: high prices are not a promise of future gains, and Marin's thin inventory makes its monthly numbers jumpy, a few luxury sales can move the median noticeably. So I'd resist reading any single month as a trend, and I won't tell you where prices are "headed" with false precision.
