"Affordable" is a relative word in Marin, one of the priciest counties in California, but there's real variation within it, and knowing where the lower-priced pockets are can make Marin reachable for buyers who assumed it wasn't.
Start with the county baseline. Marin's median sale price has recently run around $1.6 million over a rolling three-month window. Against that number, the more attainable areas stand out because they sit meaningfully below it.
The towns most consistently cited as Marin's more affordable options are Novato, Fairfax, and parts of San Rafael (both North and Central), along with Corte Madera. A few specifics:
A few honest caveats. "More affordable" here still means seven figures in most cases; Marin's floor is high. Town-level medians also bounce around month to month because relatively few homes sell, so any single figure is a snapshot, not a precise line; the Compass and Redfin county maps are useful for checking current medians by town before you anchor on a number. And within any town, price varies enormously by neighborhood, condition, lot, and views. A fixer in Novato and a remodeled home in the same town aren't the same market.
The bigger point: don't rule Marin out based on the Southern Marin headlines. If your budget doesn't reach Mill Valley, Novato and San Rafael can put you in the same county, with the same schools-and-open-space appeal at a shorter price tag, and condos and townhomes in several of these towns lower the entry point further.
