Sacramento draws a steady stream of buyers, many of them from the Bay Area, asking a simple question: is it actually a good place to live? For a lot of households the answer is yes, especially on affordability and lifestyle, with a few real tradeoffs worth knowing before you move.
The biggest draw is cost, particularly housing. Sacramento's median home price sat around $500,000 to $540,000 in mid-2026 (Redfin, Zillow). Compared with the Bay Area, that is a different world: a home that might run $1.4 million in San Francisco can cost closer to $600,000 to $700,000 in Sacramento for comparable space (JVM Lending). For buyers priced out of the coast, that gap is the whole reason Sacramento is on the list.
Cost of living beyond housing is more mixed. Overall, Sacramento runs above the national average, commonly cited around 20% or more higher, though still well below the Bay Area. Utilities are a notable line because summers are hot and air conditioning is a real expense, and California gas prices push transportation costs up in a car-first city. So it is more affordable than the coast, but it is not a cheap city in absolute terms.
On jobs and lifestyle, Sacramento holds up well. As the state capital, it has a stable base of government employment, plus major healthcare systems and the UC Davis presence anchoring the economy. The central location is a genuine perk: you are within reach of Lake Tahoe, the Bay Area, and Napa, with a river setting and established, walkable older neighborhoods in the city core.
Now the honest tradeoffs. Heat is the big one. Sacramento summers are long and hot, and climate risk data flags a high share of local homes for severe heat exposure in the decades ahead, along with flood risk for a meaningful share of properties (First Street data, via Redfin). The city is also car-dependent, so factor a commute and vehicle costs into your budget. And while more affordable than the coast, the housing market itself has stayed competitive, with homes often selling in a few weeks.
So is Sacramento a good place to live? If you want space and a real city at a price the Bay Area cannot match, with strong access to the outdoors, it is a strong candidate. If you are sensitive to summer heat or want a walk-everywhere, transit-first lifestyle, weigh those points carefully.
