You get a genuine downtown, mild weather (the city's old slogan is "Climate Best by Government Test"), and easy access to Highway 101, Caltrain, and the tech campuses in Redwood Shores and nearby cities. For a lot of buyers it hits a practical middle ground on the Peninsula.
On price, be ready for Peninsula numbers. The median home price in Redwood City in 2026 has been running near $1.8 million to $1.9 million, and the market moves fast: recent data showed homes selling in around 12 to 13 days, often above asking, with well under two months of inventory (Zillow, Redfin). That is a competitive, seller-leaning market, though it is not immune to the broader Bay Area cooling.
Schools are a fair question and the honest answer is that they vary by neighborhood. Across the city, public schools average roughly an 8 out of 10 rating, which is strong, but there is real spread between the top-rated schools (Redwood Shores Elementary and others rank highly) and some that lag (GreatSchools, NeighborhoodScout). Because elementary attendance is tied to where you live, the specific address matters as much as the city name. If schools are a priority, map the assignment zones before you fall for a house.
Cost of living beyond the mortgage is high, as it is across San Mateo County. One estimate puts a family of four's monthly costs (including housing) well above $9,000, with overall living costs running far above the national average (Wise, Salary.com). Groceries, childcare, and services all carry the Peninsula premium.
So is it a good place to live? For buyers who want a walkable downtown, a central Peninsula location, and strong (if uneven) schools, Redwood City is one of the more livable options at its price, and it tends to be a touch less expensive than Palo Alto or Menlo Park to the south. The tradeoffs are the cost of entry and the competition for good listings. Neighborhood choice within the city, from Redwood Shores to Farm Hill to the downtown core, changes the experience a lot.
