"Is now a good time to buy in San Jose?" is really two questions: what the market is doing, and whether it fits your own situation. The market data gives a clear picture; the personal side is where the real answer lives.

Here is where the market stands in 2026. The median home price in San Jose has been running around $1.49 million, roughly flat to modestly up depending on the measure, with one recent three-month reading down about 1.4% year over year while another showed the median up about 4% (Redfin, Houzeo). Prices are broadly holding, not crashing and not booming.

The tempo is still brisk. Homes have been receiving around three offers on average and selling in roughly 13 days, and properties overall have been going for a little above asking, near 104% to 105% of list (Redfin). That tells you San Jose remains a seller-leaning market rather than a buyer's market. If you are hoping to lowball your way into a deal, the citywide numbers do not support it.

The more encouraging news for buyers is inventory. Active listings have grown sharply year over year, up more than 60% by one measure, even though total supply is still under one month (Redfin, FRED). More listings means more choice and a little less pressure than the frenzy of a few years ago, especially for homes that are overpriced or need work. Those are where negotiating room tends to show up.

So is now a good time? For a buyer who plans to stay several years, has stable income, and is buying a home to live in, the current market is more workable than it was at peak competition: you have more inventory and prices are steady. For someone hoping to time a bottom or flip quickly, the data does not point to an obvious opening. Rates remain the swing factor, and they can move the monthly payment more than small price changes do.

The most useful move is to stop watching citywide averages and look at your specific target: a given neighborhood, price band, and home type can behave very differently from the "San Jose median." A home priced right in a strong school area still moves fast; a stale listing may have room.
