For many buyers that combination of academics and setting is exactly the appeal.
That demand shows up in price. Reported median listing prices in Mission San Jose ran roughly $1.8M to $2.0M in late 2024 into 2025, generally the priciest tier in Fremont. One caution on the data: like much of the Bay Area, month-to-month medians are noisy. One dataset showed Mission San Jose selling around a $1.7M median in October 2025, down sharply year over year, but that reflects the mix of homes that happened to sell, not necessarily a true drop in comparable values. Treat any single month's median carefully.
Mission San Jose isn't the only option. Other Fremont neighborhoods have solid schools at lower entry prices. Irvington, for example, showed median listings around $1.2M to $1.3M in late 2025, and parts of Centerville were lower still in some summaries. These trade some of Mission's test-score reputation for more attainable pricing, and depending on a buyer's priorities that can be the smarter buy.
Two honest reminders. First, school assignment follows attendance boundaries, not ZIP codes or city lines. Boundaries can be redrawn, and a home "in Fremont" isn't automatically in a specific school's zone. Always verify the exact assignment for a specific address directly with the Fremont Unified School District before you rely on it. Second, a top ranking is one measure; the right fit for your child may not be the highest-ranked school, and it's worth visiting.
