Fremont Unified's high schools are a major reason buyers move here, and three of them consistently lead the rankings.
Mission San Jose High is the standout. It ranks around 12th among California high schools and in the top 150 nationally in recent lists, and sits in the top 1 percent of California schools for test scores, with roughly 93 percent of students proficient in math and 94 percent in reading. By most academic measures it is one of the strongest public high schools in the state.
Irvington High and American High are the next tier, both well inside California's top 100 (recent rankings put Irvington around 51st and American around 60th statewide). Irvington posts the district's highest graduation rate at about 95 percent, and both schools show proficiency rates that most districts would envy. Washington, Kennedy, and Robertson round out the district with solid but less headline-grabbing numbers.
Now the part that matters for real estate: which school your child attends is determined by your address. Fremont Unified assigns students by attendance area, and the boundaries do not always follow neighborhood names. A home listed as "Mission San Jose area" is not necessarily inside the Mission San Jose High attendance boundary. Before you write an offer based on a school, verify the specific parcel's assignment with the district's boundary lookup, and remember that boundaries and enrollment policies can change when schools hit capacity.
Expect to pay for the privilege. Homes feeding Mission San Jose High carry a well-known premium over otherwise similar homes a boundary line away, and Irvington and American areas price above the parts of the city assigned elsewhere. Whether that premium is worth it is a personal call: some buyers would rather buy more house in a Washington or Kennedy zone and bank the difference.
One honest caveat about rankings themselves: they lean heavily on test scores, which correlate strongly with demographics. A school ranked 60th in a state with thousands of high schools is an excellent school. The gap between Fremont's best and Fremont's rest is real but smaller than the rankings make it feel.
