Is Oakland/Berkeley a buyer's or seller's market in 2026?

For the inner East Bay in 2026, the recent data leans toward a seller's market for well-prepared homes, though the picture is noisier here than a single label suggests.

Look at how homes are actually selling. In Oakland, recent Redfin data shows a sale-to-list ratio well above 100% (reported around 119% in April 2026), with a majority of homes selling above asking, receiving multiple offers, and going pending in roughly a couple of weeks. Those are classic signs of competition. Oakland's recent median sale price sits near the mid-$800Ks, and Berkeley's typical values are considerably higher, often above $1.4M. Alameda County's countywide median was around $1.2M over a recent three-month window, up modestly year over year.

But two caveats matter a lot here.

First, the year-over-year figures conflict depending on the source and window. Some reports show Oakland's median up in the low single digits; others show a specific month down sharply. That's partly because the East Bay's mix of homes shifts month to month, and a few high- or low-end sales can pull a median around. Treat any single month with caution.

Second, "seller's market" is not uniform. A strong sale-to-list ratio often reflects strategic underpricing at listing (setting a low number to draw offers), which is a common tactic in this market. The overbids can be real competition, a low starting price, or both. As a buyer, that means the list price is a starting point, not the finish line. As a seller, it means pricing strategy and presentation drive results more than the headline median does.

So where does that leave you? If you're selling a well-located, well-prepared home, conditions have generally favored you, homes are moving quickly and often above list. If you're buying, expect competition on the best listings but more room on homes that need work or have sat.

The honest move in either case is to look at very recent comparable sales for the specific neighborhood, not the county or even the city average, and to read the sale-to-list pattern on those exact comps.
