How Much Does a Home Cost in Oakland?

Ask what a home costs in Oakland and you will get two different-sounding answers, both true. As of mid-2026, Zillow puts the typical Oakland home value at about $722,000, down roughly 4.6 percent over the past year. Meanwhile, median sale prices, which track only the homes that actually sold in a given month, have been running higher, in the mid-$800,000s.

Why the gap? The typical-value figure estimates every home in the city, condos and fixers included. The sale median reflects whatever mix happened to close that month, and when more hills homes sell than condos, the median jumps. Neither number is wrong; they just measure different things. Sale medians in a city as varied as Oakland can also swing sharply month to month, so a headline like "prices down 20 percent" usually says more about the mix of what sold than about your home's value.

The citywide number hides the real story anyway, which is the spread. Oakland may have the widest range of price points in the inner Bay Area. In the hills and the most sought-after upper-Rockridge and Montclair pockets, single-family homes regularly trade well above $1 million and sometimes far beyond. In much of East Oakland's flatlands, and in the downtown and Lake Merritt condo market, buyers can still find homes meaningfully below the citywide typical value. Condos in particular have been the soft spot, with plentiful inventory and patient sellers.

For buyers, this is the practical takeaway: your budget does not price you in or out of "Oakland," it prices you into certain neighborhoods. A budget that gets a small condo in Rockridge can get a detached house with a yard a few miles east. Values drifting down over the past year also means less frenzy than the market's peak years, though well-priced homes in favorite neighborhoods still attract multiple offers.

For sellers, the mixed data cuts the other way: citywide headlines, whether scary or rosy, are not your comps. What matters is what has sold on your block in the last 90 days.
