There is no single best neighborhood in Oakland. There is the one that fits your budget, your commute, and what you are willing to trade away. Oakland's citywide median sale price was roughly $740,000 in February 2026, with homes selling in about 18 days and under one month of supply. Neighborhood medians run from under $700,000 to well over $1.5 million, so the citywide number tells you very little on its own.
Rockridge. Craftsman and shingle houses along the College Avenue corridor, a walkable retail strip, and its own BART station. JVM's March 2026 report puts the median near $1.6 million, with homes going pending in roughly two weeks. Monthly Redfin medians for Rockridge swing hard (a handful of sales per month), so treat any single month as noise, not a trend. Suits move-up buyers who want walkability plus a direct ride to San Francisco.
Temescal. Bungalows, small multi-unit buildings, and newer condos off Telegraph Avenue, near MacArthur BART. Redfin recorded a median sale price of $1,192,750 in October 2025, up 6.5% year over year. Suits buyers who want density and transit and are open to condos or duplexes.
Piedmont Avenue. Another walkable retail spine, with older houses, condos, and small apartment buildings. JVM lists a median near $1.1 million. No station of its own, but bus service and a short trip to MacArthur.
Glenview. The Park Boulevard shopping strip and mostly 1920s to 1930s houses. Redfin's July 2025 median was $1,310,000, with about 22 days on market. Suits buyers who want a house and yard and can live without walking to BART.
Grand Lake and Lake Merritt. The widest spread in the city: pre-war condos and co-ops near the lake, larger houses in the hills above it. JVM puts the Grand Lake median around $900,000. A condo buyer and a $1.5 million house buyer can shop the same square mile here.
Montclair. Hill houses on winding streets around Montclair Village, with a median around $1.3 million and up. Car-dependent. Redfin's hazard data flags wildfire exposure for most properties in the area, so get insurance quotes early in your search, not after you are in contract.
West Oakland. Victorians, infill townhomes, and newer condo projects near West Oakland BART, one stop from downtown San Francisco. Redfin's May 2026 median was about $687,000. Lowest entry price of this group with the strongest transit; expect wide variation in condition.
For Redwood Heights and Trestle Glen, monthly sale volume is too thin to quote a median I would stand behind. Recent comparable sales are the better read there.
